About Manny Patino
New Mexico Qualifying Broker at Patino Real Estate, the highest tier of real estate license in the state. Las Cruces resident for over 20 years. Full-time realtor with 100+ five-star Google reviews. A team that picks up the phone when you call.
Qualifying Broker, Not Just a Realtor
New Mexico real estate has three license tiers. Associate Broker (the entry level, often called "realtor"), Broker, and Qualifying Broker, which is the highest tier and the credential required to actually own and operate a brokerage. That's me. Qualifying Brokers complete additional pre-license education, satisfy experience requirements, pass a separate state exam, and take on supervisory responsibility for the agents in their brokerage. It's the kind of credential most agents never pursue. Working with a Qualifying Broker on the listing side or the buyer side means working with the most fully-licensed level of real estate professional New Mexico recognizes.
Built In Las Cruces, Building For Las Cruces
I've called Las Cruces home for over 20 years. Family is here. Friends are here. Most of my career, my community, and my closing files are inside Doña Ana County. Real estate is a full-time job for me. Not a side hustle, not a part-time license, not a weekend thing. When you call, I answer. Sundays, evenings, holidays. I'm a family man, dog owner, and the kind of realtor who shows up because that's what good service actually looks like.
What Most Realtors Don't Tell You
Most agents are terrific at finding clients. They're not always as good at serving the clients they already have. Once they win a listing, many step back and let the MLS do the work. Once they sign a buyer, they hand over to a transaction coordinator and move on to the next lead. That's not how my team operates.
When a home is listed with us, we run open houses, broker opens, weekend showings, neighbor outreach, paid digital ad campaigns when a property would benefit, and whatever else it takes to get the home sold. Active marketing isn't a single tactic. It's the whole playbook applied to your home.
The Buyer Network You Don't See On Other Sites
Behind every listing I take is something most realtors don't have. A live, active book of qualified buyers and investors who get notified before the home hits the MLS. Thousands of email subscribers. Out-of-state retirees who've been waiting for the right Las Cruces home. Local move-up buyers ready to act. Cash investors looking for the right deal. When your home is listed with me, it doesn't sit while we wait for an MLS hit. The right people are already getting the call.
My Background: Marketing, Web Development, Design, AI
I'm not just a realtor. I have a serious background in marketing, web development, design, programming, and applied AI. The website you're on right now? I designed and built it myself. Look at the bottom. No agency credit. No marketing firm logo. That's not by accident. While most realtors are still trying to figure out how to send a basic email blast, I'm using modern technology in ways the average agent simply doesn't know how to use.
That matters when I list your home. The marketing stack a typical realtor offers is the MLS plus maybe a Facebook post. The marketing stack I bring includes paid digital, custom design, and tools most agents have never touched. I won't run an ad campaign on every single listing because not every property needs one. But when a property would benefit from real digital marketing, you'll have it. The right tool for the right home, every time.
Why Sales Skills Matter More Than You Think
Homes don't sell themselves. The devastation is in the presentation. If your realtor doesn't know how to sell, then a buyer pulls into your driveway and the deal is dead before they ever walk through the door. Curb appeal, the first photo, the showing experience, keeping the deal alive after the contract is signed. All of that is sales work. My team is full of experienced agents who are also experienced salespeople. We know how to get an offer in the door and how to keep it from falling apart between contract and close.
Lower Commission, Real Marketing
One of the most important things I tell sellers at the listing appointment: you don't need to pay the highest commission to get the best service. Patino Real Estate operates with a lower commission structure than most Las Cruces brokerages. Not because we cut corners on marketing, but because we run leaner. Less overhead, fewer middlemen, more of your sale price stays in your pocket at closing. Compared with the bigger franchise brokerages in town, the math typically works strongly in your favor.
Patient, Pressure-Free Service
Some of the strongest Las Cruces homes are owned by people who've held them for years. Established. Well-maintained. In good neighborhoods. Those homes deserve a listing process that matches: patient communication, detailed timelines, no high-pressure tactics, and the same level of marketing service whether your home is $300K or $750K. If you're thinking about downsizing, transitioning, or simply selling a home you've cared for over a long time, I'd love to be the one you talk to first.
The Patino Real Estate Team
I'm not a one-man operation. I'm part of Patino Real Estate, a Las Cruces brokerage built around a small team of full-time agents who are also experienced salespeople. We cover for each other. We're available across days, nights, and weekends. We answer the phone. We don't have hidden fees, hidden cancellation penalties, or fine-print surprises in our listing agreements. And we have a unique offering: if your home doesn't sell after we list it the right way, our brokerage may purchase it from you. Ask about it on our call.
Why We Put Our Name On The Door
Some agents bounce from brokerage to brokerage every couple of years, chasing higher commission splits or fancier marketing kits. I'm not that agent. I'm at Patino Real Estate, and the name on the door is my family's name. I wouldn't put my own name on a company I didn't believe in. That kind of commitment is the level of accountability you actually want from the person handling the largest transaction of your life.
You'll occasionally hear that you "need" to list with a national brokerage to reach buyers. The truth: national brand recognition doesn't sell Las Cruces homes. Targeted marketing does. The buyer pool that matters here is reached through paid digital campaigns, local broker networks, weekend open houses, off-market outreach, and an active book of qualified buyers. A local boutique brokerage runs that playbook every day. And our agents don't disappear next quarter for a better split somewhere else. We're committed to the brand because the brand is us.
Local Means Las Cruces, Not "Close Enough"
Sometimes sellers consider hiring a realtor based in El Paso who happens to be dual-licensed in New Mexico, on the theory that a "bigger city" agent has more reach. The math doesn't work in favor of that choice. Las Cruces has its own market rhythm. Its own builders. Its own neighborhoods. Its own days-on-market data. Its own broker network. An agent commuting up I-25 once a week for a showing doesn't have the same daily presence in this market as someone who works it every day.
I'm in Las Cruces full-time. I know who's listing what. I know which builders have inventory moving and which are sitting. I know which neighborhoods are closing fast and which need extra marketing. I know the local agents at every brokerage because we work cooperatively on closings every week. That kind of daily market presence isn't something an out-of-town realtor replicates, regardless of how many states they're licensed in.
