Resale Homes

The traditional Las Cruces home purchase. Existing-construction houses across every neighborhood, every price range, every age and style. I help buyers compare neighborhoods, evaluate condition, run honest comp analyses, negotiate offers, navigate inspection negotiations, and manage closing logistics. Resale homes still make up the majority of Las Cruces transactions and they're where most realtors live. I'm fluent in this market.

New Construction

The Las Cruces new-build market is one of the most active in the Southwest, with Hakes Brothers, French Brothers Homes, KT Homes, Edwards Homes, Desert View Homes, and Arista Development all actively building. Buying new construction without your own buyer's agent costs you nothing and gains you a representative on your side of the table.

A few things to keep in mind. Most on-site builder sales reps are not licensed real estate agents, they're builder employees. Some builders are asking for non-refundable deposits as high as twenty-five thousand dollars on contracts that haven't been independently reviewed. We focus our buyer-side work with established builders that have long track records, substantial land holdings, and the team size to actually finish what they start. Warranties only matter if the builder is still around to honor them.

Land & Lots

Whether you're shopping residential lots in established Las Cruces communities, larger acreage in Talavera or La Mesa, or hunting for the right parcel to build a custom home, the land market has its own rules. Zoning, water rights, utility access, soil considerations, perc tests, septic eligibility, and HOA rules all matter on a land purchase. I walk buyers through every one of those.

Mobile Homes & Manufactured Homes

Mobile homes and manufactured homes in Las Cruces are a real and growing segment. Whether the home sits on owned land or rented lot, whether it's titled as real or personal property, whether financing is conventional or chattel, the rules change. I help buyers navigate the right path for their situation, including identifying communities and lots that allow new placement.

Commercial Real Estate

Las Cruces commercial real estate covers retail, office, light industrial, multifamily, and mixed-use properties. Investors looking at small commercial buildings, owner-users buying their first commercial space, and businesses needing larger footprint can all benefit from buyer-side representation. Creative Financing

Not every Las Cruces transaction has to be a conventional 30-year mortgage. I work with buyers using creative financing structures, especially investors and self-employed buyers who don't fit the conventional bank box.

Most Las Cruces buyers' agents are great at the showing-and-writing-offers part. They're not always as strong at the contract review, inspection negotiation, and post-contract management.
