Manny Patino works listings and buyer transactions across every major Las Cruces neighborhood. The right neighborhood for you depends on price range, school priorities, lot size, view preferences, and how much new construction vs resale you want to consider.
East Las Cruces (88011, 88012)
Sonoma Ranch is the largest established east-side master-planned community, anchored by the Sonoma Ranch Golf Course with a mix of resale and newer construction. Metro Verde is a newer master-planned community where multiple builders including Hakes Brothers and Desert View Homes are active. Sierra Norte Heights, High Range, and Sedona Hills round out the east-side options. Most east-side schools feed into Centennial High School.
West Las Cruces and Mesilla area (88005, 88007, 88046)
Picacho Hills sits west of Las Cruces in unincorporated Doña Ana County, with mountain and valley views, larger lots, and a semi-rural feel. Most homes here are resale and custom rather than production-builder. Mesilla is the historic village just south of Las Cruces with adobe architecture, walkable charm, and small private school options. University Hills sits walking distance from NMSU campus.
Surrounding areas and acreage
Talavera and La Mesa offer south-valley rural living with acreage and quiet. Doña Ana, Fairacres, and Organ are smaller satellite communities outside city limits. For current listings in any of these neighborhoods or a personalized search filtered to your priorities, call Manny at (575) 520-7604.
